We are a 55+ independent living community in Brentwood, CA. Our residents are active and engaged in community.
Homes in our community are purchased or rented through owners or real estate agents. Residents must be 55 or older.
RULES & REQUIREMENTS
Summerset II is a gated community with homes to buy or rent. We are not low-income apartments.
Anyone can buy a home in Summerset II, but only people 55 or older can live in the homes. There are three exceptions to this rule: (1) If someone who is 55+ is married to someone 45+. (2) If someone who is 55+ requires a full-time live-in caregiver. The resident must have a doctor complete our form. (3) If someone who is 55+ is the full-time live-in caregiver of their child or grandchild. The resident must have a doctor complete our form.
Summerset II does not allow cars to park on the street overnight. Residents must keep cars in their garages, and one car is allowed to be parked in their driveway.

Summerset II Palms
Summerset II of Brentwood, CA, is located in the East Bay about half way between San Francisco and the Central Valley along the foothills of Mount Diablo. It was built between 1998-2000. This sunny, well-kept neighborhood consists of 440 homes. The neighborhood offers single-family floor plans and two duplex floor plans. The homes range in size from 964 to 2,652 sq. ft. and feature two to three bedrooms, two to three bathrooms, and a one to three-car garage.
Living in Summerset II means having the opportunity to make new friends, get involved, take up old hobbies or start new ones. Residents have access to the community’s outdoor swimming pool and spa, tennis/pickle ball courts and bocce courts. Also while enjoying the beautiful weather, residents stay active by visiting public parks and walking trails dotted throughout the communities. In addition, the Brentwood Golf Club is located within walking distance.

Historic downtown Brentwood combines a lovely rural setting surrounded by vineyards, orchards, and parklands with easy access to the exceptionally diverse cultural attractions of the San Francisco Bay Area, as well as a range of local activities and amenities. We are conveniently located near high-tech industries, diverse businesses, fine universities, medical facilities, and more. This East Bay California community is located about an hour from downtown San Francisco, Sacrament, and San Jose and serviced by those airports.
The Brentwood Farmers’ Market takes place in downtown Brentwood every Saturday 8 AM to 12 PM, from March through November. The market offers a taste of the best of Brentwood with fresh seasonal produce from cherries in the sprint, and peaches in early summer, to tomatoes and corn in late summer.
Surrounding Communities
Summerset II is one of four (4) Summerset communities. Summerset I (471 homes) was the first built and is entered via Central Ave. Summerset III (Vista – 464 homes) is entered from Fairview Dr. onto Baldwin Dr. The entrance to Summerset IV (Orchards – 647 homes) is across the street from Summerset III.
There are numerous other small communities around Brentwood, such as Oakley, Antioch, and Pittsburg. Other, larger, communities include Livermore, Dublin, and Walnut Creek. The Bay Area Rapid Transit (“BART”) in Pittsburg (Bay Area station) links residents to a plethora of close-by stores, restaurants, and entertainment.
Entertainment / Shopping
The City of Brentwood, with its quaint shopping district, is only minutes Summerset II. A short distance away are the Streets of Brentwood. Slatton Ranch shopping center features Target, Best Buy, and many other retail shops. Also close by is the Sand Creek Crossing shopping center, which includes TJ Max, Ross Dress for Less, Raley’s grocery story, and many others. Home Depot, Lowe’s and Ace Hardware are close by for your hardware needs.
Major League sports events, theatre productions, and concerts are only about an hour away.
Brentwood Farmers’ Market
The Brentwood Farmers’ Market is an annual event scheduled to take place every Saturday, 8 AM to Noon, from March through November. It is held at First Street, between Chestnut and Oak Streets. The market offers a taste of the Best of Brentwood with fresh seasonal produce from cherries in the spring to peaches in early summer, and tomatoes and corn in late summer.
